This is a 5+1 bedroom, 3 bathroom house with 2 parking spots on a 29 x 141 foot lot south of Queen Street at 87 Leuty Avenue in the Beaches in Toronto.

It's a very beachy house on the outside with an interior that listing calls 'uber stylish'.  And it is really well done.

There is a lot going on between all the patterned upholstrey and wallpaper throughout.  But if that isn't your thing, with more subtle furniture and paint, this is still a good house with good sized bedrooms, a good basement, and a good sized first floor with a bright family room and  walkout through amazing doors to the backyard.

But it is only 3 bathrooms.

And with an asking price of $3,199,000...

That seems a little high.

Guess it's priced for the location and the lot.  And if you really wanted, you could convert that third floor office a bathroom and create a third floor master suite.

But you would think that at $3.2, that would have already happened.

And considering the 4+1 bedroom, 5 bathroom house down the street with 2 parking spots on a 30 x 150 foot lot at 32 Leuty Avenue...

That sold about 6% UNDER its $2,689,000 ask 2 years ago, making it a $3,050,000 house today at a 10% increase...

This price is going to be tough.

P.S. They might want to power wash that siding under the roof.
