SOLD - 107 Marlborough Avenue - SUMMERHILL, TORONTO

This is a 3 bedroom, 5 bathroom semi on a 15.5 x 120 foot lot at 107 Marlborough Avenue in the Summerhill neighbourhood of Toronto.

It is a house that I posted when it had been flipped and was on the market for $1,839,000 after being on the market 2 years earlier for $949,000.

Even though I liked the house and the job they did on the flip, I thought the price was crazy. I though $1,539,000.

MAYBE.  

It didn’t sell and after a bunch of price drops, it finally sold after a year on the market for $1,369,000.

Last month, it came back on the market with a few changes like the fireplace stone (I think), new railings on the decks (soooo much better), a built-in in the basement, and a new master bathroom.

The asking price was $2,275,000.

After a month on the market, it finally sold for $2,000,000.

Or a compounded annual increase of about 5.5%. That’s kind of low for Summerhill.
