Last week, I posted this 3+1 bedroom, 2 bathroom detached house with 1 parking spot on a 30 x 69.5 foot lot at 71 Roxton Road in Little Italy in Toronto.

I said that unlike a lot of listings that were currently on the market, this one was probably not going to sit for long.

And it didn’t.

It wasn’t big but it showed well, there was a good mudroom, it wasn’t a deep lot but it was wide, it was near a school and a park, and there was possibly an opportunity to extend (not sure for certain though).

It was listed at $1,789,000. It sold after 6 days on the market…

For $2,175,000.
