50 Cheltenham Avenue - LAWRENCE PARK, TORONTO

When I saw the listing for this 4+1 bedroom, 4 bathroom house with a 2 car garage and 3 more parking spots on a 50 x 150 foot lot, I thought of the house that I posted at 30 Cheltenham Avenue…

But when I searched the site, it turns out that it was the same house and I had the wrong number for the house in my original post.

And I like this house as much now as I did then.

It’s a charming house that hasn’t had a lot of changes since the last time I posted it but it still shows really well. And I am so happy it hasn’t been torn down for a new build.

When I posted it in 2015, the asking price was $3,095,000. After only 2 days on the market, it sold for $3,200,000 though I thought it could have sold for up to $3,350,000 if they had waited a week. Maybe they were happy to not go through the whole open house process.

Without a lot of changes, it is now back on the market…

For $5,195,000.

It may not sell quite at asking but I don’t think it will sit for long.
