319 Highfield Road vs. 368 Woodfield Road- North Leslieville

Two houses only one street apart, both in Leslieville, north of Gerrard.  

One is priced at $354,800 and the other at $399,900.

The one on the left is only 2 bedrooms (but I am a little confused about that in the pictures because it looks like it could be 3) and the one on the right is 3.  There is a $45,100 difference and I suppose that is all due to the one less bedroom or the fact that the Highfield house could use a little more work than the Woodfield house.

This neighbourhood wouldn't be considered the best part of Leslieville but the prices reflect that.  As a matter of fact, I think this neighbourhood has a lot of potential.  It is sandwiched between Leslieville, Riverdale and the Upper Beaches, all hot spots right now and eventually it will spill over.

Both houses would be a good buy in my opinion but I prefer the Woodfield home.  They actually both need some work but I like the open concept of the 3 bedroom, and oh yeah, it is 3 bedrooms.  The bathroom is done, the kitchen is in better shape and the floors are better.  Granted, with about $30,000, the Highfield house could have a really nice makeover and the backyard isn't in as rough shape.  

But ultimately I would choose the Woodfield house though I think I would prefer to bid $379,900.

Still, it is a good buy in what I think will be a soon-to-be hot location.
