This house in South Rosedale is listed at $3,495,000.  That is $55,000 LESS than this house I mentioned on Park Road.

If I had $3.5 million dollars to spend on a house, it would DEFINITELY be on this house.

This house is full of nice architectural details as designed by Harvey Wise.  I love the entry floor and the glass in the front foyer not to mention the high ceilings.  There are a few little rooms on the first floor but I find it kind of charming.  I think I would make that family room off the kitchen strictly into a family room and make that office into the kitchen table area.  It would be so nice to eat Sunday morning breakfast in there with the fire going...and that table against the wall in the kitchen just looks weird.  I would also change the back splash in the kitchen but once that is done, the kitchen is amazing.

All the rooms are a nice size and the fireplace in the master is a nice touch.  And the basement has a great fireplace and walk out to the backyard as well as a gym.  And the laundry room is massive!  That could be turned into a mud room as well.

The backyard is amazing...it is all amazing.

How can the people on Park Road think their place is worth $55,000 MORE than this place!?!  It's crazy.
