81 Highland Avenue - NORTH ROSEDALE

As with my last post, this North Rosedale listing has TERRIBLE pictures.  But the house itself looks pretty amazing minus some of the furnishings and curtains. It's a bit of an extreme mix of traditional and contemporary and not in the best way.   Really, that living room and dining room are not part of the same house as that kitchen.

This Rosedale home has 5 bedrooms and 5 bathrooms and sits on a 50 x 219 foot long lot that backs onto a ravine!!  That is pretty incredible for this neighbourhood.

Perhaps that is why the price is so high at $3,900,000!!

I really wish I could see more of this house but what I do see looks pretty amazing.  The kitchen has a bit too much wood happening for me.  I would have preferred white upper cabinets or something to tone down the wood.  It is a LOT of wood with that table and built-in by the window but it is still pretty great.  Those windows!!  And in the master!!  That house must have terrific ravine and city views!  And that basement room with the 3 french door walk out!!  Nice.

Though it is hard to tell from the pictures, the floor plan shows that this is a great family home.  There is a mudroom in the basement and the exercise room could be turned into a play room/media room for the kids.  There are lots of bedrooms and the master is amazing!  I am not loving the washroom but it is huge. 

All in all, this is a great house.  But is it worth almost $4 million dollars!?!  The only thing it seems to have more than this house and this house is the ravine and the views.  

I suppose that is worth $500,000 to some people! In my opinion, it should be listed at $3,300,000.

Time will tell....
