This one is a no brainer.
(yeah, I said no brainer)
Both of these houses are located in Leslieville, blocks away from each other. Both are 2 bedrooms and 1 bathroom. The lot sizes are similar but the 2 storey house is 13.25 feet wide while the bungalow is 16.21 feet wide.
The house on the left is listed at $324,000 with annual taxes of $1,610 while the house on the right is listed at $338,000 (yes, that is $14,000 MORE!) and annual taxes are $1754.

Okay, so this house is really narrow. As you can see below, the couch is against the wall as it wouldn't fit sideways. And the bathroom and kitchen look tiny.
But this house is soooo much better than the more expensive bungalow option.
And it is on a MUCH better street. Just look at the street views!!
This house isn't large but everything seems nice. Money was recently spent on the kitchen and bathroom and it looks like this house has been cared for.
The 'as-is' on the listing is a little worrisome though as well as the fact that the agent points out that this house is listed really low for the area. Either the owners need out or there is something wrong.
But compared to the other house....

Seriously!! Look at this place. Has someone been murdered here? This place looks like it has been scrubbed with bleach to make it look nice or get rid of the evidence.
And look at the roof...
This house is falling apart.
And being located right beside Michael & Michael Auto Body and across the street from Central Auto Body is NOT a plus.
Neither is all the crap in the neighbour's yard.
This house is expensive and you can't even tear it down as it is a semi.
Seriously.
A no brainer.
