UPPER BEACHES vs. LESLIEVILLE

Both 3 bedroom, 2 bathroom, semi-detached homes.  

One is located in the Upper Beaches and is listed at $539,999.  

The other is located in Leslieville and listed at $549,900.

That is a $10,000 difference.  And being only blocks apart, which do you choose?

168 Gainsborough Road - Upper Beaches

This 3 bedroom, 2 bath semi in the Upper Beaches has recently been renovated.  Even the baseboards were redone.  It is probably a flip because that looks like flip furniture but it is possible that it isn't.

Either way, this is a really nice home with a 17.5 x 114 foot lot, steps from Little India, blocks from the beaches and a 15 minute drive to downtown.  It is in a neighbourhood that is seeing a lot of growth and spill over from the lower Beaches and Riverdale.

I think the kitchen and bathroom are both IKEA but it looks nice.  It is a nice renovation.

And there is a bathtub but it is in the basement....

190 Jones Avenue - Leslieville

This 3 bedroom, 2 bathroom is located closer to downtown in Leslieville and is listed $10,000 higher but the same distance from the lake and Queen street.

It has an extra floor but is located on a busy street and the lot is smaller at 16.5 x 100 feet.

It seems to have been renovated recently but not to the same extent as the Upper Beaches home.  The kitchen is nice but I prefer the IKEA kitchen to the Home Depot look of this one.

The second floor bathroom is better though.  It seems larger and has a bathtub and separate shower.

And there is a hot tub in the backyard!!  Personally, I don't get hot tubs so that isn't a plus for me.  And that chipmunk painting is freaking me out.

So which house do I choose?

I think I would have to go for the Upper Beaches house.  The neighbourhood isn't as booming...yet, but the house itself is much better.  And it is on a quieter street.
