Today's Globe and Mail's Done Deal is located in Leslieville. It sold for $650,000, $1,000 over asking.
The agent feels this 5 bedroom, 26 x 120 lot didn't didn't see any offers in its first week taking bids because of fears of a bidding war. That doesnt make sense. What do you have to lose!?! You aren't going to bid because you are scared someone might bid higher!?! What the f-ck?
That price in Leslieville for that many bedrooms does sound like a good price though.
As the Globe and Mail quoted the selling agent:
“Everyone who came through said they [couldn’t] believe how big it was. And it was a great lot too, that was very deep – with parking. You just don’t get that in Leslieville,” says Ms. Ing-Gilbert. “[In addition] they did nice upgrades to the kitchen and bathrooms since the house was very original when they bought it.”
As you can see from the Google Street View, this house was in rough shape a few years ago. Clearly the recent owners fixed the place up a bit but it is still cold. And compared to this better located Leslieville house that sold for $651,000, it is definitely not as nice in the interior. But it could be. With a little bit of money, this could be a nice detached house and it is larger. That third floor has too much of a sloped roof though to turn it into a master but perhaps they could make it look a little less creepy.
This is a nice house though it is still quite run down.
The price was right.
The agent is nuts for thinking people didn't bid because they were trying to avoid a bidding war.
