the MASH

225 Florence Avenue - NORTH YORK

In an up and coming neighbourhood full of pre-war bungalows just waiting to be torn down, this 4+1 bedroom, 4 bathroom home seems like a bit of a deal.

At $1,339,000, you get a fairly new build that is ready to just move in.  No need to buy the $889,000 lot and hold a double mortgage while you tear down and build a $500,000 plus house.

The neighbourhood is a little different but this house reminds me of the Leaside home at 32 Parkhurst Blvd I posted about 2 weeks ago except it is $656,000 less.

I am not crazy about this kitchen though.  I don't understand when people stop the hard wood and use tile like they have here.  They should have just continued the hard wood throughout.  And the cupboards aren't great but they could either be painted out or replaced.

And I am not loving the tile throughout house, from the backsplash in the kitchen to the front hall to the washrooms.  But for the price, it's something that could be overlooked.

Give this neighbourhood 7 years of revitalization and this will be a $2,000,000 house (or close to it).
