243 Rose Park Drive - MOORE PARK

This is obviously a flip as you can see from the listing photo from January 2010 below.  It was listed then for $1,195,000.

It is now listed for $3,380,000!!

I have no idea why, when they were builing this house from the ground up that they chose a side door like that.  This is a wide lot.  They could have done a door on the side but with the back of the house kick out.  Sort of like this...

Anyhow, they didn't and this is what the front door looks like instead.

A little awkward if you ask me. 

The inside is nice though I am not crazy about the tile in the bathrooms, except for the master bath.  And the back splash in the kitchen was hot 10 years ago.  Not so much now.

Something like this would have looked more modern.

And maybe a different vent hood and hardware.

But those are quick fixes.  

What isn't a quick fix, or even possible, is to change the lay out of the first floor which is chopped in half due to the staircase, oh, and the elevator (what is with this trend anyhow?).  

The stairs should be on the other side of the house, located behind the door that would open onto the street, not the driveway, and then the living room, dining room, kitchen and family room could all flow together.

In my mind, this is a major flaw in a super expensive house.  But it is 5+1 bedrooms, 5 bathrooms and 4,200 square feet on a 37.5 x 144.75 foot lot.

Still, I would have gone with $2,900,000.
