83 Woodlawn Avenue East - SUMMERHILL

With a price tag of $1,349,000, you are paying a good $250,000 for the location.

Granted, the location is great.  It is steps to Yonge street, sandwiched between Summerhill and Yonge and St. Clair, close to subways and great shops and a terrific park just steps away.

But this is only a 2+1 house.  And it is semi-detached.  There is lots of parking which is a premium in this neighbourhood and the backyard is large but the inside of the house is small (my calculations bring it to just about 1,200 square feet).

In any other neighbourhood, this place would be listed several hundred thousand dollars less.

If I moved here, I think I would add a front entry way like the attached house did.  It would make a big difference to the house and make the living room seem larger.

And perhaps try to make that basement rec room larger.  Do you need a laundry room that is that big?

That brings up the price of the house once again!  I will be surprised if it goes for asking but who knows!!  Toronto real estate has been crazy these days!
