905 West 20th Avenue versus 832 West 19th Avenue

Two houses in family friendly Douglas Park in Vancouver.

Both new builds, one street away from each other.

The one on the left is a 2,808 square foot, 4+2 bedroom, 5 bathroom house and the one on the right is 2,572 square foot, 3+2 bedroom, 5 bathroom house.

Which one do you buy?

This house was initially priced at $2,590,000 in November but has recently seen a 7% price drop to $2,388,000.

It has 4 bedrooms on the second floor and a 2 bedroom apartment in the basement with backyard access (that is awkward if you are entertaining).

It is located closer to Douglas Park, has more bedrooms, 300 more square feet and the price shows.

But it is NOT nice.

What is that art deco glass in that door!?!

I don't know if it is the pictures but that island looks no wider than the fridge!  What is the point!?!

And that stonework and tile around both fireplaces is just wrong.

Is it weird that I prefer the basement apartment kitchen to the main floor kitchen?

And what is that backyard!?!  BLAH.

So, for $2.5 million, you can get this place....

Or for $2,189,000 you could have this place!  That is $199,000 LESS.

Granted, there is one less bedroom upstairs but the basement has 2 one bedroom apartments with front yard access. I guess all Vancouver new builds have apartments because the prices are so outrageous.  Young families have to pay their mortgages some how!

This house is SOOOOO much nicer.

I like everything about it.  Well, maybe the bannister railing could be a little lighter and I am not crazy about the bathtub jutting out into the middle of the room (maybe they should have switched the placement of the shower and the tub) but otherwise it is great.

And the backyard is NICE and so is the look of the back of the house.

Unfortunately, someone else agrees that this house kicks ass because it has sold!!  Well, at least it is 'Sale Pending' as can be seen from the listing photos below.

Wonder if the Pellegrino stays though!  THAT is an interesting display idea (what?).
