89A Beaconsfield Avenue - BEACONSFIELD
This is a terrific row house in downtown Toronto. And the price is good.
$879,000.
If this house were a few blocks north, it would be close to twice the price.
Beaconsfield Village is a great neighbourhood that has been seeing transformation over the years. It is surrounded by Trinity-Bellwoods, Queen Street West, College St, Roncesvalles....It is a short walk to the great restaurants on Ossington such as Delux and the Gladstone on Queen.
With 3+2 bedrooms and 3 bathrooms, and on a 16 x 124 lot, this is a great family home if you like the downtown lifestyle. Plus it has a separate entrance basement with a kitchen. That could either be a nanny suite or a rental unit to help pay the mortgage.
The house itself could use a pick me up with regards to the decor. It is all a little bit country for me (eg. that clock in the kitchen). My first thought when I saw the house was of the Marion House Book blog written by the owner of a similar house in Roncesvalles. They layout is very similar and if I bought this place, I would want it to look just like the Marion house.
I have included pictures from her site so you can see what the house could be.
Unfortunately you would have to redo the kitchen but otherwise it's mostly a paint job.
The plan for the kitchen would be to move the dining room to the original dining room area, redo the kitchen and perhaps make a lounge/family room in there.
This is a great house. I really, really like it.
