179 Withrow Avenue - RIVERDALE

Okay.  This house has been listed for a few days now (thanks Peter!).  But I have been waiting for the pictures to post it.

And this is what we got....blurry pictures, one isn't even finished loading on the listing.

UPDATE:  the agent (thank you!) sent me posted a link in the comments to the set of good pictures so no more of this.

I have replaced the blurry pictures with the better quality ones.  None have been removed but more have been added (like the washrooms!)...  

Terrible pictures aside (but now we have good ones!), this house might sound familiar because the house attached to it sold a few weeks ago.  181 Withrow Avenue was listed at $769,000 and sold in less than a week for $870,000, 13% over asking.

This house is listed at $789,000.

How do they compare?  

Well, they are pretty similar.  This one has not only a fireplace but a working fireplace.  The house has a lot of exposed brick though which I am not into.  It can work in the right circumstance but not here.  But I could be alone on that.

It's hard to tell if the wood floors on the first floor is new or is the original 1 1/2 inch that has no more sanding life in it.  That could be costly.  (they are the original, the wood even changes direction where the walls used to be)

The kitchen has clearly been done recently and that floor seems new.  I have no idea what the 3 bathrooms look like because there are no pictures.  (but now we have them and the look big, not into the tile in the second floor washroom but much better than next door)

All in all, this house is just as good as its neighbour that sold for $870,000 (and that place needed a new washroom!).

With the new pictures, we also get a better look at the basement.  This is one basement walkout that I get!  It creates the perfect mudroom.  A huge plus in this neighbourhood of families.

So, any guesses what this will go for?

There aren't a lot of comparables on the market right now so it might go fast but the Riverdale buyers might be done (still looking into the 6 or so that sold the week before March break).

My guess before good pictures was $849,000.  My guess with good pictures?  

Maybe $869,000.  The mudroom is a huge plus but the 'office' is a bit odd, the floors are looking a little rough and you lose a bedroom by making such a large bathroom (this house is 2 bedrooms on the second floor and the master on the third).

But then again you do have a big bathroom......
