21 Cornish Road versus 36 Servington Crescent - MOORE PARK vs. DAVISVILLE VILLAGE
Two houses in adjacent family friendly neighbourhoods, the first south of Mt. Pleasant cemetery and the other north of Mt. Pleasant cemetery.
The house on the left is 4+1 bedrooms, 4 bathrooms semi located in Moore Park.
(UPDATE: thank to a loyal reader for pointing out in the comments below that this is not a semi, this house is fully detached. That is REALLY close.)
The house on the right is 3+1 bedrooms, 2 bathrooms detached located in Davisville Village.
Both are listed at $1,450,000 (well, the one in Moore Park is actually $1,000 less).
Which is the better buy?
My choice is pretty clear.

This house is located across the street from a house that I loved. I never found out how much it sold for (anyone know?) but it went fast so I am assuming asking if not over. It wasn't as big as this place and it was listed at $1,489,000. It was a little more up to date but not by much.
This house currently for sale has interesting wood details in the front that could be painted if you don't like it. Once you get inside, there is no immediate closet but there seems to be a bunch down the hall.
It is bright, large and that kitchen is amazing!! I am not crazy about the granite fireplace in the living room or the matching granite in the kitchen but imagine changing the counter to carrera marble (like below) with a proper wood mantle and carrera marble tiles ?
Nothing else would need to change except perhaps the hardware in the kitchen. And I am not sure if I lived here if I would love or hate that freestanding fireplace. But I would love that skylight coming through the second floor (even if it would be a little noisy).
The second and third floors don't seem large but could be built out like the house beside. But do you need to? It looks spacious enough for a family of 4 with a guest room. Or a family of 5 with a guest room in the basement.
And the yard is huge with 150 foot lot. Parking might be an issue with that shared drive but it does have a garage.
This house really has it all and considering the house around the corner at 16 Inglewood is only really a 2+1 and is listed $300,000 higher at $1,749,000, I don't think house will be on the market for long.
I can't find better pictures than this...
But I am not sure it would help change my mind anyhow.
This house is a good house but for the money, the other house in Moore Park is a clear winner.
