36 West Avenue - SOUTH RIVERDALE

This house is clearly not staged but do you think it ALWAYS looks like this?

It is so organized and they have 2 kids.

The wood floor in this house is the original but you hardly notice that with they way they have decorated the place.

I like how it isn't open concept but it still feels open.  That glass wall helps to make it not feel so closed in.

The kitchen is really well done (except for the marble).  I really like that table.  The bathroom is a good size and still looks good even though they probably only painted.

The bedrooms are a good size and though the basement isn't huge, the layout is worksand even incorporates a laundry room with lots of storage.

The master bedroom is large enough.  Actually, it reminds me of the bedroom at 179 Withrow that I posted earlier today but with the brick covered (so much better).  I said this morning that there wasn't a lot of competition for that place but this house which went up today might be it.

The location isn't as great but one of those houses that sold the week before March break that I mentioned is located around the corner (it looks a lot smaller, doesn't it?).

It was initially listed on February 29 for $699,000 then raised (?) to $749,000 on March 5.  It had one more bedroom, and though I don't have the pictures, I don't remember it being as nice as this one.  And it sold in under a week (after the price RAISE).

So, this place is listed at $679,000.

Would you rather live here without parking or at 179 Withrow Avenue with parking?

This one is a lot smaller but is also a lot cheaper...
