This tiny townhouse is a good condo option if you are looking to get into the Summerhill market for under $1,000,000.

The listing says 3 bedrooms, 2 bathrooms but if you didn't want to walk through one bedroom to get to another, or have a bedroom open to the first floor, it is really only 2 bedrooms. But that middle area would be a great family room/office.

(Do you think those glasses are always sitting on top of the book on top of that desk just waiting for someone to put them on and read?)

This house actually reminds me a lot of the house at 25 Bellwoods in Trinity-Bellwoods that was listed at $689,000 and sold for $787,000 (but it had a finished basement and taking the wall out under the stairs really opened it up).

This one is listed at $739,000.

It is in a more expensive area that doesn't have a lot of listings right now, especially not in this price range. It is close to shops and literally steps to the subway.

I don't suspect it will stay on the market for long.
