95 Ilford Road versus 60 Manning Ave - WYCHWOOD VS. TRINITY-BELLWOODS
Same concept, different house.
The house on the left is located in Wychwood/Hillcrest Village and is listed at $1,144,000. The house on the right is located in Trinity-Bellwoods and is listed at $999,500.
Both are on the market for the 3rd time in less than a year.
Assuming this kind of house is your thing, and you had to buy one of them, which one would you buy?
I think the curtains in the house on the right might be a tip off to what I would buy...

This 3 bedroom, 3 bathroom house is green.
Here is the old agent giving us a tour...

I am not sure the garage is necessary. If that wasn't there and the living and dining space was bigger, I think this place would sell right away.
But unfortunately, it hasn't. It was first listed in May of 2011 at $1,295,000 after being purchased and torn down in August of 2009 for $499,000.
Then it was dropped to $1,195,000 in September of 2011, a month before it was a Toronto Life Home of the Week.
Guess that didn't help it sell because it went off the market for a while and came back on today at $1,144,000.
I actually really like this house but that garage is frustrating...

The curtains should be taken down. Now.
The layout is crazy. The kitchen is in the front hall on the first floor with an adjoining family room.
The dining room and living room are on the second floor and the 2 bedrooms are on the third floor.
I get that this isn't a huge lot but seriously.
This house was first listed in October of 2011 at $1,200,000 after being purchased in May of 2010 for $299,900 (that was a quick build!)
Then it was listed in November at $995,900.
It is now listed at $999,500 (is it supposed to be more than the November listing).
I think it will be listed for a while longer.
My choice is clear. 95 Ilford Road. Too bad about the garage.
