And it went for...

This new build at 71 Morningside Avenue in the heart of Swansea that I thought would be on the market for a while, like a few price drops long, sold in 1 day.

ONE DAY.

And when I heard what it went for, I literally spit out my soup!

It's not that I disagree with a new build going up in a land of bungalows.  I just think it wasn't what it could have been.

There were problems according to this article that caused the delay of the build after it was purchased in 2009 (the asking then was $439,000)

The article or at least the neighbours claim that the builder got to 40% of completion before acquiring the required permits to build the extra 30% square footage allowed for the lot size.  

And at one point, walls collapsed!!  

Allegedly.

My guess is that the extra 30% is that rooftop deck.  It wasn't supposed to be a whole roof deck.   A street side deck is messed up.  Just saying...  Is that included in square footage?  It was supposed to be the master floor for sure....

I don't think that it is AWFUL that this went up in a neighbourhood that is hot and wants transformation. But the history seems weird.

And so what did it go for!?!

Brace yourself.....

$1,515,000!!!!!

It was listed at $1,298,000.

So much for a price drop!

Guess it was a bidding war and there was no inspection.

Nice work on the agents part!  

Unless it collapses in 2 years.
