PRICE DROP - 107 Park Road - ROSEDALE
This house in Rosedale that I posted back in October and said was ridiculously overpriced at its starting price of $3,550,000 has now had a second price drop.
The first price drop to $3,299,000 happened at the beginning of February. I said it was still too expensive.
Well, today, they have dropped the price again to $2,995,000.
Is that going to find a buyer? I still don't think so. I am thinking more $2,500,000. Maybe $2,300,000. Maybe lower...
Hope this price drop helps for the owners sake but this is a good lesson in pricing your house right the first time around.
$3,550,000!?! What were they thinking?
The lot size might be big at 61 x 122 but neither the land nor the house on it are worth THAT much (it could easily be a tear down, or deconstruction, or serious reno).
If people thought $1,180,800 was crazy for a similar lot in North York, what would people think of 3 times that in Rosedale!?!
