52 Poplar Plains Road - SOUTH HILL
Last week, I posted a house at 50 Poplar Plains Crescent which is located around the corner from this 5+1 bedroom, 4 bathroom house.
That house was listed at $1,650,000 and only had 4 bedrooms and 3 bathrooms. And the lot was short so no room for expansion but I thought it would sell fast and might even go over.
I might change my mind now that this house is on the market.
It was actually listed the same day I posted the other house but it must have happened after because I would buy this house over the other house in a second.
Firstly, I love yellow brick houses. I don't know why. It is a little run down but the kitchen was new in 2007 and there have been a few other updates since. Weirdly though, it looks like it needs to be gutted (or that it needs a lot of work).
There is central vac but there are also baseboard heaters. And I get the feeling that there could be some wiring issues with this house. The 'vestibule' needs work. And the whole place needs to be repainted. I love the grass cloth wallpaper but I think that might be there from the 70s.
I would move the master to the second floor and make the the third floor a family room and office.
Plus the lot is large enough that if you wanted to, you could add an addition.
And the price is less than 10% more of the other house.
This place is listed at $1,789,000. Unless that other place sold over the weekend, this place will sell first.
