70 Hilton Avenue - CASA LOMA

I am into open concept but I am not sure I am into this open concept.

It is a big house with 5+1 bedrooms and 5 bathrooms.  The list price is $1,499.0000 and it is clearly a flip or the people that live here don't have any clothes.   Plus, it was listed a year ago by an estate for $729,000.

I am not crazy about the front door being exposed to everything.

And there seems to be a lot of wasted space right through the middle of the house to the back door.

So much wasted space that there is only room for a 4 seater dining room table.  That's no good.

I think I would have removed that closet under the stairs, moved the radiator (is that expensive?  I don't know) and put the dining table length wise under the stairs.  Do you think this would work?

As it is right now, I would turn the table around.  You would have to walk around it a little to get to the backyard but at least the table would be the right size.  That dining table is smaller than the one on the third floor of this duplex!

And they should build something around that radiator so that is can look like a piece of furniture.  It is kind of the centre piece of the whole first floor.

Or build a whole built in above it to fill in that space.  It feels like too much space to me and it might make the dining table turned the other way make sense.

I am not sure if the stairs to the basement are an addition, and if that thing sticking out on the second floor is an addition but those posts are hideous.  

Too bad they didn't just build out and fill in the corner where the 'dining room' is.

Regardless of the first floor being strange and the awful posts in the backyard, I don't think this house will stay on the market for long.

It's done and who really wants to have more than 2 people over for dinner anyhow!

As for the rest of the house...

The bathrooms are great, the bedrooms are a good size but I don't love those closet doors.  

I think the master bedroom fireplace would like great if the stain was removed and it was left natural like the bathroom vanity.  And no more green tile.  Maybe something like this:

That is a simple fix.

The first floor on the other hand....it's kind of a mess.

It's still a lot better than this layout though!

Regardless of the first floor, this house will sell pretty fast.  

But given that the gutter at 39 Wells Hill a few blocks away sold for $1,395,000 a few months ago... this place might even go for $1,625,000, if not $1,679,000!  I don't want to say it but maybe even $1,750,000.

It really should sell for no more than $1,450,000 though.

That dining room thing and the posts are just too much to get past.
