Another overpriced semi in Summerhill...
First there was the 17 foot wide, 2 bedroom row house around the corner at 115 Summerhill listed at $1,439,000..
And now this 15 foot wide, 3 bedroom semi with no parking listed at $1,195,000.
This house down the street at 17 Ottawa sold in the fall for $1,090,000 (as per a commenter, thanks!).
It was done. It had a tasteful reno and it was move right in.
This place needs to be gutted. At least the kitchen and bathrooms do. What is that white thing in the shower and why is the sink in the shower? And that first floor toilet!?!
All those built-ins throughout the house need to be ripped out. The floors are old and won't last much longer, the front hall tile needs to be redone. The green and white carpets need to go and so do the closets in the master. The backyard is a mess.
You need another good $150,000 to put into this place to bring it up to date. Will it be worth $1,400,000 when it is all done.
Doubt it. It still is only 15 feet wide (and RIGHT across from the train, which could be a good thing or a bad thing depending on the buyer).
$995,000 should be the price.
Maybe $1,050,000.
