PRICE DROP - 405 Brunswick Avenue - ANNEX
I guess I was seduced by the heated front walk and driveway because I thought this place might sell for $2,465,000!
It was listed at $2,395,000 at the end of March.
For some reason I had thought it sold. So, when the designer of the house emailed me to explain some of the design choices, I thought it was a little odd.
Turns out it didn't sell and they actually dropped the price by $100,000 to $2,295,000 last week.
I guess that is why I heard from the designer! And as it turns out, I have posted his work in the past (love this kitchen!):
Designer Cameron MacNeil and Canadian House and Home design editor was the man behind the photo wall in this house (and that kitchen above). I should have known that wall wasn't done by the owners themselves. Only a professional could have made that work.
Here is what he had to say about the house: "We went for the Piano in the front room because they didn't want/need two sitting areas on the main floor, and it's a good spot for the piano.
The mantle and built ins, kitchen etc came with the house. The TV would have been way too high if mounted over the fireplace and we were also working with existing furniture from their old place so we felt that the family room was best situated that way. It works for them and makes a clear path to the back yard."
I actually like the piano where it is but it might be hard for prospective buyers who don't own grand pianos to visualize how the space could look with a proper living room. If moving pianos wasn't so expensive, I would suggest they stage that as a living room if they continue to have problems selling (which would be crazy!).
And the layout of the den makes sense in his explanation. It's too bad that you can't appreciate the fireplace while sitting but I bet people sit on the back of that couch looking at the fireplace during parties anyway. And if the couch was the other way around, you wouldn't be able to see all the work that went into that photo wall!
Could the owners throw that in with the sale? That might help!
I think this is a great house and my first instinct until I read about the heated walk and driveway was that this place was overpriced. This is more than a $1,999,000 house though. It is even more than a $2,200,000 house! I think it is a good price.
Is it not selling because it is a semi?
