131 Morse Street - LESLIEVILLE

This house feels like a flip but it was last listed in June 2009 for $679,000 and that listing has many of the current features.  Except there was a front hall closet.  So maybe this is a flip and the house actually looked more like the basement washroom than what it is now.

I really like it but the living room kind of feels like a store front and as though the offices and storage are up the 2 stairs that actually lead to the kitchen.

The kitchen is nice.  It seems to have a fair amount of storage and I really like the countertop and open concept.

They also have Pellegrino...and that noguchi table.

Plus a bowl of fruit!  This bowl is full of apples.

When did a red KitchenAid mixer become a thing?  The house at 59 Helena that sold had one as well.

Enough about the staging....

The family room isn't huge but is a good size and I like the big window.  I feel like if you lived in this house, you would live mostly in the kitchen and family room and only use the store front part when entertaining.

The upstairs has bright rooms with good washrooms.  I like the glass shower doors that fully close but with bathtubs.  It makes the space feel bigger but you still have a bath for kids or yourself.

The basement bathroom isn't as great but 3 bathrooms in a house this size isn't very common.  And the bedroom and other room are a good size with good ceiling height.

I feel like this house would feel smaller in person and it must be as it is only 15 feet wide but it is a pretty good option in Leslieville.  There are random red screens in the small backyard which also has a deck built on an angle(?) and there is no parking which is a big drawback  (except the old listing says there is lane parking). And it looks like the basement stairs are right at the front door.

Otherwise, I think the asking price of $749,000 is pretty fair.  It will probably sell for closer to $815,000.
