151 First Avenue - SOUTH RIVERDALE
Back in March, I posted a house at 36 West Avenue located around the corner from this house. It was listed at $679,000. It wasn't big and there was no parking but it was done and done well. (It sold in a week but I am not sure of the final price.)
I compared it to this house above which was listed back in February and said this about 151 First Avenue: "It was initially listed on February 29 for $699,000 then raised (?) to $749,000 on March 5. It had one more bedroom, and though I don't have the pictures, I don't remember it being as nice as this one. And it sold in under a week (after the price RAISE)."
Well, it turns out 151 First Avenue never sold.
A reader (thanks P) pointed out that this house was taken off the market after an alleged discovery of termites in the basement which is weird because the house was listed back in March with a Carson and Dunlop home inspection and no mention of termites.
How did they miss the termites!?! And who was the person who ultimately discovered them!?!
Apparently, the termite situation has been fixed and a washroom has been added.
This house is now listed at $758,000. It is 4 bedrooms, 3 bathrooms, with parking but the house is only a 13 x 123 feet lot.
This is going to be a hard sell...
