175 Crescent Road - ROSEDALE

Guess what!  This is a new listing!  

(Sorry about the green banner but that's all there is.)

I really wanted to post this house even with that banner because it was listed 7 years ago and I was fascinated by it back then.  I am pretty sure that painting in the front hall was there 7 years ago so I am not sure if it ever sold in 2005.  (Or that is the agent's painting and I have seen it in other listings recently.)

Regardless, this house was listed 7 years ago....

For $1,290,000 from what I remember.  I thought that was a GREAT price at the time and couldn't figure out why it sat on the market for so long.

This is an old Rosedale home on a 63.83 x 239 foot lot.  It's dark and dreary and the kitchen is OLD but this place could be amazing!

NOTHING has changed about the interior but there weren't a lot of photos then.  It looks like the bathroom upstairs might be new but otherwise, this place has not been touched.

Considering the price 7 years ago and the fact that this place needs a LOT of work, I am curious about the current price...

$3,180,000.

Yup.  Almost 3 times as much as 7 years ago.  And nothing is new.  (UPDATE: a commenter below says that it sold for $2,050,000 in 2005.  Maybe it was listed at $2.3 not $1.3.  Either way, it's still a 50% increase!)

For that listing price, you could live at 138 Lyndhurst in Casa Loma or around the corner from this house at 48 Hawthorn.

A lot of the neighbouring houses have been restored from run down homes or rooming houses into single family homes, the lot is amazing, it has an amazing pool and the house could be terrific but $3.2?  Could this be a $4.5 house when it is all fixed up?  I am thinking it should be priced closer to $2.4 - $2.6.  It needs a LOT of work.
