197 Rosedale Heights Drive - MOORE PARK

This 4 +1 bedroom, 5 bathroom house on a 47 x 334 lot overlooking a ravine seems a little unimpressive from the front but it is much larger once you get inside.

It is a side hall entrance with the a well decorated living room located at the front and an open kitchen, dining room and family room at the back overlooking the ravine.  For the price of $2,499,900, some people might be looking for a more formal dining room and I suppose it is possible to put the walls back up but I like the openness.

Though I like the style of the living room, including those paintings, and the style of the family room for the most part, I am not loving the dining room furniture or paint colour.  It feels very 90s to me.  If the table and chairs were updated with a different paint colour, it would make a huge difference.  Or maybe it doesn't look so mauve in real life.

I don't love the curved counter or the sink on an angle but it isn't a big deal.  The counter top is nice but not my favourite.

All the bedrooms and the basement have terrific built ins.  The master bathroom doesn't seem to have a bathtub which I find odd and the deck of the master has doors but isn't finished and doesn't have a railing.  That could be pretty great if it were finished.

The view is amazing!  It's like a tree house.

Considering that this house at 334 Inglewood Drive around the corner recently sold for $2,350,000 and  it had absolutely no view, I can't imagine why this place won't sell for at least listing.  

Places with this view on a ravine lot don't come up very often.
