332 Lee Avenue - THE BEACHES

This is a good sized 3 bedroom semi in the north part of the Beaches.

The floors are good throughout but there is only one washroom, no parking and there is no back fence that leads to whatever that is.  A park?  A ravine?

Despite only one washroom and the yard, this house has a good sized kitchen and terrific doors with side panels and a ceiling height transom that looks out to that ravine.  It is also big enough to be eat in or a family room.  The kitchen itself could use some updating but doesn't look like it is anywhere close to the stage where the cabinet doors are falling off.  It's completely livable.

The bathroom doesn't seem big and closet space seems to be an issue.  Do the wardrobes come with the house?

It is similar to this house at 237 Waverley Road I posted in February with the hot tub.  It is isn't open concept (which I like in this house) and it isn't quite as close to Queen Street but not that far.  That house was listed at $649,900.  I am not sure what it sold for but I am guessing closer to $700,000.

This house is listed at $599,000.  

That is the same asking price as the 58 Coady house in Leslieville that was listed at the same price and sold for $676,000. 

It doesn't have a hot tub or parking like the Waverly house but it doesn't need as much work as the Coady house.  There is only one washroom though, the basement isn't finished and it needs a new fence.  

It's been listed for a few weeks now.  I think it will sell just under asking.

It was last listed in 2009 for $489,900 and I don't think there have been many changes.
