A reader sent this listing in and asked for my thoughts.
The first thing I thought was paint! This place needs paint FAST!
And a new front door, awning and mail box. It looks like those are vinyl windows so I am not sure if they can be painted but that would make a big difference. Maybe in a dark grey or mousy brown....I have never been a fan of white trim. It also might get rid of that outdated 'new build' look.
The inside needs A LOT of paint as well. There is too much beige happening. And the kitchen cupboards are way too yellow. I suppose they could be painted but that could be costly and the countertop is fine but nothing special (all expensive if you want to replace it).
The upstairs is good. It needs paint and I am not into the paint colour or tile in the bathrooms.
The basement red is just WAY too much but the basement is large and open. It feels more like a first floor than a basement.
The look of the house isn't my favourite but it is one of the better houses on the street. It just needs paint. A LOT of paint.
The price is $1,079,000. It is 3 bedrooms and 4 bathrooms on a 25 x 100 foot lot with parking in a good neighbourhood.
If this look is your thing, I think the price is great. But if it isn't your thing, it will take a lot of money at Benjamin Moore to change it to something you would want.
Then again, this place at 220 Riverdale sold for $1,280,000 but it did have a better front door and mail box (and one more bedroom).
Maybe this should be a $1,029,000 house instead.
PS. WHAT is going on with that painting in the dinner room!?! No one needs that when they are eating.
