48 Castle Frank Road - ROSEDALE

This is a big 5 bedroom, 6 bathroom house in South Rosedale on a 50 x 147 lot.  It looks almost like a flip because everything is new and it all looks like flip furniture.  It actually looks like a new build but a new build done well.

It is listed at $3,450,000.  Thing is, it was listed at $3,625,000 in May 2009.  One month after this Google picture was taken...

Guess it didn't sell then because it was listed again in September 2009 at $3,495,000.

I'm thinking it didn't sell again, the builder moved in for the 2 years so as to avoid those builder taxes and it was then listed again in April for $3.45.

And I think at that price, it will still have a problem selling as it backs onto this...

The Bayview/Bloor off ramp from the DVP.  It must be a noisy back yard.

Though I love this house and it is DONE, I still think that for the money, the house at 48 Hawthorn is better.  It is 5+1 bedrooms, 5 bathrooms and is listed at $3,380,000.  The kitchen might not be as nice but changing the backsplash and counter top to carrerra marble would make a huge difference.

But neither of these houses seems to be selling.  WHY?  Is the price too high?  For this house at 48 Castle Frank - yes, mainly because of it's location.  For the 48 Hawthorn house - I don't know.  It has a great back yard.  Not huge but good.

And when you consider that 2 semis converted from a large house a few streets over were listed at $3,699,000 and $3,695,000, with the one at 125 South Drive selling for $3,650,000 and the other at 123 South Drive selling in almost a week (though I am not sure about the selling price but guessing it was close to list).......Sure they are nice and have big backyards but neither has the charm of Hawthorn and they are semis located on a busy street.  

Perhaps 48 Hawthorn and 48 Castle Frank are a little overpriced but when you consider South Drive...it's kind of crazy that 48 Hawthorn with an amazing backyard and water fall isn't selling... 

Or that 48 Castle Frank is on the market again with a brand new interior.  Someone out there wants to listen to the constant sound of the highway and drag racing on the Bayview extension in the middle of the night for $3.4 million, right? Yeah, too high.  This house should be $3,200,000.
