This 3 unit, 3 bedroom home in Beaconsfield village would be a great opportunity as is or as an easy family home conversion with a basement rental.

Speaking of the basement, it is currently owner occupied and that is clearly where all the money has been spent.  The listing even says that $70,000 was spent on it.  Really!?!  70,000!?!  It's nice but....really!?!  I guess they dug it out.  That probably took up a good chunk of that budget.

I love that dining room table.  It looks a bit narrow but you need it in this space.  The teak sideboard thing in the bedroom is beautiful and I surprisingly like the bathroom vanity.  I don't normally like yellow but I am into it here.  I also love the brick in this space. The drawer fridges are a good idea too for a basement.  Takes up less room. And hello Pellegrino!

There isn't a lot to say about the 2 units on the first floor and the second and third floor except that regardless of how much crap the top floor renter has, this space is nice enough as rentals but would be great converted to a single family home .  Especially if they do it in the style of the basement.

Plus, there is parking for 2 cars.

And the price is only $880,000.  My guess is this sells for closer to $960,000.
