This semi in Playter Estates is a flip. But it is a good flip.
It was listed in October 2011 for $399,000 and the listing said it needed 'complete renovation'.
Well, it has been completely renovated and now it is listed at $789,000.
As with most flips, there are parts that I don't like but this is one of the better ones. They paid attention to the front of the house where most flips don't. They replaced the white siding in the gables with cedar. They painted it a nice colour but it is too bad they put in that door. The white trim and wrought iron thing kind of wreck it.
Inside is equally well done. I don't love the kitchen though. I prefer carrera marble with cabinets that are olive like the island but I don't think carrera would work with the lighter cabinets here. And I am not a fan of that thing under the counter of the island. Whatever it is called, it is too ornate. But everything else is good. The floors, the railings on the stairs, the windows...
The upstairs has 3 bedrooms and a bathroom that are all a good size. The bathroom might be a little small but still has 2 sinks. The basement is large with a good sized washroom and a laundry room that could use a shelf for folding. The back deck and yard aren't huge but are still a good size.
This is a move right in house with a kitchen with lots of storage, good sized rooms and a nice yard. Only problem is, there is no parking.
I can't see that stopping it from selling over asking though.
This place will probably sell for $840,000.
