156 Langley Avenue - RIVERDALE

This house is attached to to the house in my last post at 154 Langley.

That house was listed at $759,000 just two weeks ago and was raised to $815,000 a week ago.  This house went on the market yesterday at $879,900.  Guess that is why 154 thought they should raise their price!

Thing is, this house is 4 bedrooms and 3 bathrooms versus 3 and 2 in the attached house.

The first floor of this house makes much more sense as well.  It is the common open concept theme.  I don't love the kitchen but there is lots of storage space.  I guess you could paint the cabinets white because I am not into the wood.  The kitchen doesn't open up to the back but there is a good window and a little mudroom.  Why doesn't the kitchen go all the way to the wall though?  They could have added a floor to ceiling wine/Pellegrino storage section so that they didn't need to keep all those bottles on the counter....

The floors throughout the house are new.

The bedrooms aren't huge but good for a family.  One could be an office if you only needed 3 bedrooms.

The third floor bedroom and bathroom are great.  The basement doesn't look huge but it is big enough for 2 couches and a large tv.

The deck is good if you don't have a tendency to fall off of things like that.  The pea gravel drives me crazy especially since the yard clearly gets enough sun for grass (something about that yard makes me think this might be a flip).

Plus this house has a 2 car garage!

This house is going to make 154 Langley an even tougher sell!  Good thing this one won't stay on the market for long!

If this 3 bedroom house at 160 Langley that was clearly a flip sold for $870,000 back in January...

I think this house will sell for closer to $969,000 (assuming there is a buyer that likes that kitchen cabinet colour).
