This house actually doesn't look that bad from the street view...

It's kind of cute but all these houses are being torn down, especially when they are on a 50 x 135 lot.

Thing is...the price.

A place a few streets north at 442 Glengrove sits on a 44 x 134 lot, very similar to this one.  It has been listed since March for $1,250,000 and hasn't sold.  Sure you can build 4,350 square feet but is the location that much better?  $600,000 better?

Maybe they feel the approved plans are worth $600,000.
