360 Crawford Street - LITTLE ITALY
This house was listed back in June 2009 for $679,000. This is what it looked like.
So, they painted the front. They re-did the bathroom on the second floor. And they did the backyard and built a new garage.
Those are good improvements but does it warrant a 50% increase? The house was listed at $1,050,000 a week ago but they have since dropped the price to $999,999.
I am not sure that is low enough. This is a nice house but I don't know if it is a million dollar house.
They haven't touched the kitchen or the floors that have been there since 2009. They just changed the bathroom, the front, the garage and the yard. Those knife, fork and spoon banners haven't even been changed. What do you think they spent on the changes they did do? $80,000 at the most? I am just guessing.
If the house at 13 Foxley Street in Trinity-Bellwoods hasn't sold at $849,000, I don't think this one will sell for $150,000 more! If this was in Leslieville, it would be a $699,000 house.
I do love the fireplace and all the light fixtures. I wonder if those are included. Doesn't look like they are but the $50 worth of IKEA LACK shelves in the bedroom are!
