This is a flip.  It was listed at $599,000 last September and sold for $584,000.

It is now listed at $929,900.

That place was falling apart!  Look at that bathroom!!!!!!!!

This house doesn't look like the same house from the outside and they did a pretty good job on the inside as well.  Look how bright the NEW bathroom is!  It's so bright, you can hardly see it in the picture.

Apparently it was a back to the studs renovation.

How is everyone feeling about this glass wall staircase trend?  I like that it makes a narrow house seem less narrow but is it being done too much?

The kitchen is nice.  The first floor of this house reminds me of the house at 110 Alcorn in Summerhill that sold for $1,110,000.

I really don't like the floor colour.  I know pictures always change floor colour but I see too much orange and not enough caramel.  Floors can always be changed though even if it is a pain in the -ss.

The master bedroom is a good size with closet space but the other rooms seem quite small.  And why do I feel like I need to put a tennis ball at the corner of that glass railing at the top of the stairs?

And with that wimpy, though wide, set of porch stairs and railing welcoming you at the front...it makes you wonder what else they cheaped out on.

I feel like with the price, they are looking for a bidding war, like they are going for $1,050,000.  They might be a few months too late though.

Side note...I was kind of curious about the griffon above the neighbour's mailbox because it reminds me of something.  My first thought was this...

Nope, but I was close and don't tell me this isn't part of your memories from the 60s, 70s or 80s.  (I am not advocating anything, just a memory.  Can you even get these now!?!)

I think this place will sell for close to asking....perhaps $20,000 over even with those porch stairs.

UPDATE: looks like commentors have some opinions about this place!!  I can not confirm if they are true or  if the work done on this place is subpar as has been suggested but I can tell you what the owner had to say about it...

'Here are some first-hand facts.

We bought the place for ourselves and commenced the renovation in Nov 2011. Applied for building permits and got them for interior alterations, plumbing, HVAC, work on the party wall, and electrical.       

Highlights of the work done include all second floor new joists, including LVL-s, entirely new second floor interior framing, mostly new second floor exterior framing at back, spray foam and batt insulation, vapor barrier, all new JeldWen windows, all new energy rated exterior doors, new stucco, siding, soffits, fascia, landscaping, foundation waterproofing, new cedar balcony, cedar fence and upper-deck. We hired some of the highest rated companies on homestars.com for most of the work (spray foam insulation, duct work, drywall and taping, glass work, Caesarstone countertops, etc). All trim and baseboard is solid wood; there are expensive interior doors and hardware, expensive solid maple stair treads, marble, Toto toilets, quality vanities and faucets, etc. Plumbing and electrical is all new. Ductwork to and on the second floor is new, together with some new ductwork in the basement as well.

Hardwood floors are Acacia Golden Solid Hardwood floors 4-3/4 by ¾, as per AA Floors, and Anonymous that imply expert opinion should know that as a homeowner and more so, as real estate professional, it is illegal to misrepresent. So, everything that is described in the listing and in the list of improvements/ inclusions attached to the listing is in/on/at/with the house.

As the second floor (interior) has been completely rebuild, the Building Code requirements for enlarged stair opening and hallway had to be met at some expense of the bedrooms’ area. So other decisions were optimized to work with and within the space available. Kitchen was designed to our needs, again within the space available, and choices of appliances were made for best performance and efficiency – gas cook-top and range hood, in particular.

There is nothing cheap about our place, and there are no known problems with the house.

All stages of construction were duly inspected by the building inspector, and engineer’s reports obtained and submitted accordingly.

It was a major undertaking and whoever has worked on a project this scale, knows how strenuous of a financial and emotional effort it is. We have a sense of accomplishment and pride that we designed and carried on the work on our house.'
