27 Sandringham Avenue - ARMOUR HEIGHTS
This 4 bedroom, 5 bathroom house was first listed in May for $2,495,000. The price was dropped in mid-June to $2,395,000.
Right away, it reminded me of the Casa Loma house at 100 Ardwold that is listed at $2,050,000. My guess is that would be a tear down but wondered if it was worth it as it basically has no backyard.
This house on the otherhand, is no way a tear down but is still a little outdated, but the backyard is HUGE. The lot size is 100 x 179.
It is down the street from the house at 126 Sandringham that I first posted in February. It was listed for a while and had a bunch of price drops. It sits on a ravine lot but has a similar useable lot size. It sold in May for $2,252,250.
This is the neighbouring house to 27 Sandringham.
It was listed 2009 for $1,895,000. The house might be a similar size in a different foot print but the lot size is smaller.
So, is this place overpriced? I think so but not by much. The problem is that staircase. It dates the house, A LOT. The kitchen is also a little dated but fine. All the bathrooms seem to have been recently renovated and though a lot of people might not like it, I love the wood panelling in the basement.
The question is, what can be done with the staircase? Is it worth moving that around? Or maybe just leave it. Though it is dated, this is still a pretty great family house.
When you consider that 126 sold at $2,252,250 and it either needs to be torn down or gutted....the price for this place is quite appealing even with the dated kitchen and frustrating staircase.
It would definitely be a lot more appealing at $2,250,000.
