This restored 'bungalow' set on a ravine has been for sale for a while.  It was a Globe and Mail Home of the Week.

At first, the price seems way too high until you take a look at similar houses that have sold in Toronto recently.

This house is 3+3 bedrooms (3 are in the 'basement'), with 3 bathrooms and a pool all on a 72.5 x 290.92 foot lot.

It is listed at $1,999,900.

Though they didn't stick to a strict mid-century modern update like the house in Vancouver with Eames furniture and plywood walls, they did keep the open 'California' feel.  The doors in every room might freak me out if I had young kids though, especially with the pool in the back.  Or with teenagers sneaking out...  But there are probably ways to stop that.  Like bolts or something.

I am not super crazy about the wood floor.  Not sure what kind of wood it is but I would want to sand it.  Annoying because of the dust but not the biggest deal.  Perhaps it doesn't look as 2 toned in real life.

The toilet in front of the window looking out onto the street is a big strange and isn't needed because of the skylight.  Black out blinds!!!  Not to mention that this is one of only 3 bathrooms in a 6 bedroom house but I am sure one of those bedrooms would become an office or a gym, or on of each!

And the drop off to the ravine is a bit disconcerting if you have little kids (or drunk friends) but otherwise...

I really, really like this house.  It's big, it's done, it has a warm feel to it and if a Mississauga bungalow on a ravine is your thing, it's perfect! (update: it also comes with the light fixtures which I forgot to mention!!)

It's what the house at 73 Leggett in Humber Heights could be with a BIG extension and a BIG updating budget. Or what this house in Brooklands at 15 Lichen could be.

A house around the corner from this house with a similar sized lot and house, but NOT nearly as nice inside and needing tons of work, recently sold for $1,500,000...

And considering that this house that I posted in December at 860 Goodwin was listed at $1,800,000 and sold for $1,700,000, this house should be listed at $2.1!!!!!!

If you don't feel it is mid-century modern enough though, just buy a shag rug, some Eames and teak furniture and it could look like this true California bungalow located in Sherman Oaks...

I still think the price is a little high.  But considering the selling price of the neighbour that needs a gut job even though they say it was recently renovated....

I am thinking low to mid $1.8s.

Or you could buy a similar but untouched house that needs a lot of updating in Hogg's Hollow for $2,795,000!!!

Makes this house sound like a steal!
