This is a 3+1 bedroom, 3 bathroom semi on a 16.4 x 103.5 foot lot in Leslieville.  It is clearly a flip as it was renovated 'with permits' in 2012.  This is what it looked like 3 years ago...

It's a whole new house!

I wouldn't say the location is ideal being so close to Eastern and beside an empty lot and a laneway but they have done a good job with the flip.

The house feels large and I like the style of the kitchen but I am not crazy about the oven and the fridge being right beside each other.  The bedrooms are a good size and the whole house is very bright.  I like the style of the washrooms.  Those Godmorgon sinks must be making IKEA a lot of money!

The backyard is a good size with lots of sun (because there are no trees around) and there is a parking spot.

This house is listed at $699,000.  Too much?  Probably.  

Considering that this house at 14 Berkshire located 2 streets over just sold for $570,00, I don't think this house could get asking.  Berkshire was smaller and not as new but it was more charming.  And though it was close to Eastern as well, the location was a bit better.  No empty lots or laneways right beside it...

These pictures are from a different house down the street at 66 Caroline that was listed at $619,000 a year ago...

It is also charming.  It is very differerent than this house but an interesting comparison of a neighbour with 3 bedrooms.  I am not sure if it had parking or a finished basement like this house though.  And I am not certain of the selling price.

I think this house will sell for closer to $649,000, if not a little less.  If you are into this style, it's a good house but that location....

(even if those empty lots are being converted to condos, you have to live beside the construction).
