281 Oriole Parkway - CHAPLIN ESTATES

 This is a 5 bedroom, 4 bathroom home on a 50 x 130.41 foot lot.  The main part of the house hasn't really been touched but a big addition has been put on the back with a teenagers dream of a backyard.  Only problem is that I don't see a beer fridge near that outside seating area.

The inside is nice.  Not really my style but good.  Those floors look to be the originals or at least very old so it is possible that they might not be able to be sanded and re-stained.  There is a lot of painting that I would want to do, including the trim (freak out if you want to!).  Or maybe, once all the ornate furniture is gone, it would look a lot more subtle!

The addition itself is kind of odd.  I would have opened up the kitchen to the Garden Room but that would require a whole new kitchen.  That kitchen certainly doesn't look brand new!  I wonder how much it would cost to blow out that wall and redo the kitchen and all the floors on the first floor with the exception of the Solarium.  You need to keep the tile there because those double doors are basically a diving platform into the pool from the house (wtf)!

This is a well taken care of house and there are a lot of great things about it.  The price is $2,095,000.  Seems reasonable if you like the style of this house as it is (I think it is a little dated).

Sidenote:  A very similar house down the street at 310 Oriole Parkway recently sold for $1,775,000 but it seems to have been for sale since 2009 when it was listed for $1,949,000, then again in 2011 for $2,249,000, then $2,100,000 2 months later, then listed again in 2012 for $1,795,000!

A smaller house around the corner at 88 Tranmer that had one less bedroom, a kitchen in serious need of reno and a much smaller lot sold for $1,450,000 a few months ago.  Once the money went in to fix up that place, it would be up to $1,750,000.

This house is more similar to 310 Oriole Parkway and that seems to have had trouble selling.  This house is better though.  I think it will sell for mid to high $1.9s (depending on if someone wants to open up the wall and redo the kitchen or if they are happy with how it is now).  It is a busy street but there is a mudroom and there is just less to do than 310 Oriole.  It is less dated, and that diving platform with the peanut gallery seats on the other side of the pool is a clincher!  Actually, on second inspection, you would hit the shallow end if you dove off that.  They should put a railing across those doors.....

PS.  Brian Gluckstein would not approve of those shutters.
