This house has been listed forever.

It was first listed in February 2011 for $7,500,000.

The price was dropped a year later to $6,695,000.

As of May, it is now listed at $7,500,000 again!

This is a 7+1 bedroom, 7 bathroom house is on a huge 108 x 184 foot lot in Forest Hill.  It has a pool, 3 car garage with room for 14 more cars, a games room, a wine cellar...it just needs a little of the 80s to be toned down.

I love that family room with the beams and fireplace though!

Considering the work this place needs to update it (glass bricks in the front hall and wall to wall carpeting in the dining room!?!), the price is definitely way too high.  The Rosedale house at 2 Castle Frank that is a similar size on a similar sized lot but it is completely updated just sold for $6.6.

I'm thinking mid to high 5s...maybe low 6s.  There is that Forest Hill premium!
