98 Givins Street - TRINITY-BELLWOODS

The layout out of this 4+1, 3 bathroom duplex semi that sits on a 20.87 x 132 lot reminds me of the ridiculously priced semi 81 Howland in the Annex.  Both are gutters (well, at least in need of some serious renovations).

That house is listed at $1,600,000.

This house is listed $849,000.

Sure the outside of this house is AWFUL and depending on who you talk to, this location isn't as good but that is quite a price difference!

This house is also around the corner from the house I posted last week at 42 Argyle that one reader described as a 'shoe box'.  It is a lazy flip and it is listed at $1,099,000.

For that amount of money, I would definitely buy this place over Argyle.  This house could be really great.  Not sure what I would do about that pink bathroom though.  I kind of love the tile but this looks like it is more of a closet than a bathroom.  Your knees would touch the wall if you sat on that toilet!

Really, all of these houses are overpriced.  The Annex has the most potential but is so wrong on its pricing that if I were looking, I wouldn't even bother going to see it!  This house has potential as well.  Too bad about the front but that can be fixed.

Hopefully a flipper doesn't buy this place and do what they did to Argyle!  This place could be great.  The price might be too much for a flipper but if the small 3 bedroom at 201 Shaw sold for $905,000, why couldn't this be a $1,100,000 family house when it is fixed up?

PS.  Why is there a photo of the front hall light where there is a MASSIVE crack going up the wall.  I know plaster cracks but that is all I see, not the 'original plaster cornices'.
