This is a 3+1 bedroom, 4 bathroom duplex in Rosedale steps to Yonge Street and all the Summerhill shops.
I am not sure how it is 3+1 bedrooms as I only count 2+1 but I am sure there is another one in there somewhere.
The owners live on the top 2 floors and the 'Aaa Tenant' lives in the first floor and basement.
It looks like the owners have done a fairly recent renovation and according to the listing, it was done by Richard Eppstadt of Eppstadt Design. They hired a designer. Did they not realize they might be moving and that someone might want to come in, tear out the kitchen and make this a single family home again? That probably won't happen but it could!
This house is listed at $1,300,000. For a house this size in this neighbourhood!?! That is low.
Even if people did want to convert it back to a single home, that price is still low!
A renovated house 2 doors over at 120 Pricefield was listed at $1,795,000 and that was 5 years ago!
If the semi at 155 Roxborough sold for $1,975,000 in May, this could easily be a $1.75 house or higher if it was converted. The cost to finish the basement, the first floor, get rid of the second floor kitchen and put up some walls could probably be done for less than $200,000, maybe a bit more.
As it is, this is a great opportunity to get into this neighbourhood, to have much of your mortgage paid by the 'Aaa Tenant' and still have a great place to live (assuming you only need one bedroom)!
There is no way this place will only sell for $1.3 million.
It is selling for $1,450,000. At least.
