This is a beautiful old home in Rosedale.
It was built in 1905 and has been in the same family until now. There is a lot in this house that probably has been there since then as well, like the lights, the wallpaper, the furniture....and most likely, the wiring.
This house requires a lot of work but could be an amazing old home on a 54.75 x 118 foot south facing lot.
It is listed at $1,950,000.
Considering that the house around the corner at 175 Crescent Road that needs a ton of work as well sold for $3,075,000, this place is probably a little underpriced.
It also may not have as big of a lot, but it could be just as great as what the house at 117 Glen Road that sold in June for $3,218,300 could be.
If 50 Elm sold for $4,995,000, then this house at this price with another $2,000,000 put into it could easily sell for the same.
I just hope that who ever buys this house renovates it with lots of care and with the intention of being there for a long time.
If it's done right, who knows...maybe it could even be worth close to what the 2 Castle Frank house sold for....$6,600,000!!!
But that was a bigger lot.
Still, this is an amazing opportunity if you have the time, patience and money. And hopefully a great architect who will make this place great!!!
My guess is that it will sell for closer to $2,750,000, if not a little higher.
