51 Boswell Avenue - ANNEX

This is a really cute semi in the Annex.  It doesn't look very big from the front but it is a good size inside.

It looks really well taken care of and Brian Gluckstein would be happy that the shutters are shutters that actually fit the windows and aren't just decoration.  He has a thing about that, not sure why I know that.

This house is 3 bedrooms and 2 bathrooms on a 16 x 94 lot.  It isn't super deep but it looks like it has front pad parking (at least the neighbour's house does!) and the backyard is a good size.

I love the wood floor, that fireplace is amazing, I like that it still has the old moldings in the dining room and living room, and the flow of the house seems to work really well.  The kitchen has 2 points of entry which a lot of houses of this size and age don't have.

The basement is finished though there are no photos.  There are also no photos of the bathrooms.  Wish I could see those!

This house is a block away from a slightly bigger house at 26 Tranby that has a kitchen that I would prefer (see below)...

But it is priced at $1,749,900.

This house is listed at $1,295,000.  

Though the cupboards in the kitchen are a little different, this place could have a similar feel to 26 Tranby using the existing kitchen but taking out the upper cabinets and replacing them with no shelving like above or perhaps some open shelving (would that be weird?)...

Or I wonder if it would be possible to knock out the kitchen and make it bigger with a family room if you wanted more space (and had the extra money)....

Or just leave it as is!!

I am assuming it comes with the shutters too though there is no mention in the listing.  Window treatments are always a plus because once you have these...

They can become a permanent thing (trust me)!

If the house at 115 Summerhill that was nice but needed lots of updating, especially on the second floor (exhibit A), sold for more at $1,327,000...

And if another Tranby house that was an awful gut and was only 2 bedrooms sold for $1,237,500...

Then this place is a good deal.   Better location than Summerhill (for many), big rooms, good sized yard, and no diagonal floors.  That makes me nuts!

It's not a huge house but it is on a quiet street in the Annex.  There is a premium for that.
