This 3+1 bedroom, 3 bathroom house on a 28.67 lot x 134,87 foot lot in High Park is the Toronto Life House of the Week.

But that isn't why I am posting it.

I am posting it because this is the work of the Cornish Flippers!

The first flip that they did that I noticed was 22 Cornish in Moore Park.  It was a 4+1 bedroom semi and was listed at $1,489,000 but sold for $1,410,000.

Then there was a flip at 70 Hilton in Casa Loma that looked familiar but I couldn't put my finger on it.  

Then it came to me!

 The furniture and the art was the same as 22 Cornish!  That was a 5+1 bedroom, 5 bathroom detached and was listed at $1,499,000.  

It sold for $1,605,000.

So, I don't know if the agent is the Cornish Flipper or just representing the flipper but it doesn't matter.

What matters is that this is a good flip.

This is what the house looked like BEFORE when it was listed at $725,000 (what a difference a little bit of paint can make!)...

Below is what this house looks like NOW, after the flip.

They did a great job!

I know many of you are going to freak out about the detailing they got rid of in the dining room but I like how it is open and clean now.  They also got rid of the fireplace on the second floor.  I suppose that wasn't necessary but it makes for a better layout of the bedroom which they needed as there isn't a third floor.

I really like the style of this flipper but I am not a fan of the closet doors.  I do like the sliding glass door into the master dressing room/porch though!  That is a great idea!

This house is now listed for $664,000 more than it was listed for before (though I don't know how long ago that was or what it actually sold for, my guess is closer to the low to mid $8s).  Is it worth the price?

Well, would you rather live here or at 223 Clendenan that was listed at $1,299,900!?!  It was WAY overpriced but still sold for $1,100,000!?!

What about the house at 410 Armadale?  That house was listed initially at $1,349,900 until it dropped to $1,279,900.  I have no idea if it sold or what for.

There is NO comparison between this place and those other houses.  This house is MUCH better.  And the price is inline with the houses the Cornish Flippers have worked on before.

This place will sell fast and for close to asking if not a little more.  Maybe $1,425,000.
