80 Fuller Avenue - RONCESCVALLES

A few days ago, I posted a house at 104 Fuller down the street in Roncesvalles that also sat on a corner lot.

It is 3+1 bedrooms, 2 bathrooms and sits on a 19.5 x 80 foot lot.  

As a reader explained to me, 'the city technically owns most of the land around the house, because they own so many feet from the centre of the road all over the city, and corner lots get squeezed by both the front street, and the side street.  Usually its a good thing, because the city doesn't use the land, but has to pay to upkeep the trees!'.

 So even though the owners are able to take advantage of that extra 10 feet, the city owns it.  Interesting!

This is also a 3+1 bedroom, side lot house but it has 3 bathrooms and is much bigger.  It sits on an 18 x 109.77 foot lot.  There is no garage but there is lots of parking.  And the side yard is smaller.

This used to be a corner store and many people might still think it is with that 'grocery' sign in the window.  It reminds me of the Cabbagetown store conversion at 369 Wellesley Street E that sold for $1,200,000.  

But I much prefer that kitchen!

This kitchen is fine but it is the focal point of the room and I don't love it.  It's a little box store.  For a box store kitchen, I would have preferred the Abstrakt cabinets from Ikea.  Something like this...

And maybe some more open shelving or just open wall space.

I would also take the dining room table out of  that front room.  I would make it all living room space, move the dining table where the tv is and make that back room with the fireplace the family room.  It looks like the people who live here are using that space as a work space though but if you didn't need that, it could really open up this house.

The second floor is really bright and all the rooms are big but I don't understand that bathtub!!! 

This is the first thing I thought of when I saw it!

Where did they buy that thing!?!

This house is priced at $929,000.  I don't think it is for everyone with the kitchen/living room being so open when you open the front door.  But if you like condo style but in a house, this is the place.

And the city deals with the trees!!!

This is a move in ready house with lots of space.  It will probably sell for asking.  

Maybe a little bit more.
